How do you know that this is “The One”

Over the years I have observed the patterns and behaviors of hundreds of Home Buyers. As a Realtor, I remove the emotion of buying a home and focus on the important factors of bringing all of the Buyers “Wish List” items to realization. Buyers often have a “Wish List” that is sometimes unrealistic, and it’s my job as there Realtor to help them prioritize what’s most important to them. It is important for me to explain to my Buyers that I will work as hard as possible to find the perfect home which contains all the points on their “Wish List”. But there may be some things that cannot be found within the price point or Market Place in which they are looking. You should also make sure that a thorough inspection of the property is done. The inspection report will tell you if there are issues with the property that may require repairs such as house foundation repair with the help of professional foundation repair contractors. If there are old tanks buried near the property, you may contact an oil tank removal company. Or you can employ various materials of Bund Lining Systems that cater to different containment needs.

My advice to a Buyer is to sit down and make a “Home Wish List” and then prioritize the top three items. This way, if you can find a luxury property for sale La Alcaidesa with or more than the top three “must haves on the Wish List” you should consider it as your potential new home. For example, a recent Home buyer was looking for the following:

  • Minimum of 3 bedrooms and 2 bathrooms.
  • One story Ranch Home
  • A+ School District.
  • Pool that has no screen enclosure.
  • Gourmet kitchen with an island.
  • Home to be no older than 5 years old.
  • 2 car garage with a workshop
  • East of Federal Highway in Boca Raton.

In this market, it’s very difficult to find the Buyer all the criteria requested at the price point they were able to afford. Our next step was to focus and prioritize the most important items on the Wish List. The most important items became their needs in which they could not live without. After talking with the Buyer in this example scenario, it was established that the following three criteria were needed in order to purchase a home:

  • Minimum of 3 bedrooms and 2 bathrooms.
  • A+ School District.
  • Pool that has no screen enclosure.

The other items on the wish list were considered a bonus.  Writing down your wish list and prioritizing is a good way to set the correct expectations for your home search. This prevents disappointment and unrealistic searching within your price point.
